Navigating local code requirements is a critical part of property preservation. Our company stays ahead of municipal code compliance by proactively addressing any issues that could lead to violations. Upon initial securing, we determine if the property requires vacant property registration with the city or county and, if so, we complete the registration on the client’s behalf (and renew it periodically as required) . This prevents costly fines associated with failure to register a vacant building. We also continually monitor for any code enforcement citations or violations issued to the property (for example, notices for overgrown grass, accumulations of junk, broken windows, or other blight). If a violation occurs or a code complaint is received, BigState promptly dispatches the appropriate service to correct the issue – whether that means cutting an overgrown lawn outside of the normal schedule, removing graffiti, draining standing water, or securing an unsafe structure. We then communicate with the code enforcement officer to reinspect and clear the violation. BigState is well-versed in working with local code officers and municipalities to resolve code issues and ensure community standards are upheld . Quality benchmarks: our goal is full compliance with all local ordinances, homeowner association (HOA) or condo association rules, and state property regulations at every property we manage .
